Vaughan is four older communities and a great deal of new building around them. Woodbridge, Maple, Kleinburg and Thornhill each have a core that long predates the city, and the subdivisions that filled in between them are mostly from the 1990s onward. The two need different approaches.
What the housing stock means for the work
Woodbridge and Maple have a strong tradition of large, heavily finished houses, and the renovation work reflects that — custom millwork, stone and tile, finished basements with proper kitchens, and exterior work that has to match what is already there.
Kleinburg’s village core sits in a heritage conservation district, so exterior changes there carry an extra approval step.
Vellore Village, Patterson and the newer Thornhill developments are 1990s to 2000s stock now coming up for its first serious round of kitchens, bathrooms and basement finishing.
Permits in Vaughan
The City of Vaughan’s Building Standards department issues permits; Vaughan is in York Region. Work is to the Ontario Building Code, and zoning relief goes to Vaughan’s Committee of Adjustment. The Kleinburg-Nashville heritage conservation district adds a heritage review for exterior work, and parts of Vaughan fall under Toronto and Region Conservation Authority regulation where a property is near a valley or watercourse — that one catches people out on rear additions and pools, so it is worth checking early.
