Markham splits neatly in two for renovation purposes: the historic cores at Unionville and Markham Village, where what you can do to the outside of a house is regulated, and the very large 1990s-and-later subdivisions around them, where it mostly is not. Knowing which side of that line a property sits on is the first question worth asking.
What the housing stock means for the work
Unionville and Markham Village hold 19th-century and early 20th-century houses inside designated heritage conservation districts. Exterior changes — windows, cladding, porches, additions visible from the street — go through heritage review on top of the building permit.
Cornell, Wismer, Berczy, Angus Glen and Greensborough are 1990s to 2000s subdivisions, well built and now at the age where kitchens, bathrooms and flooring are being replaced for the first time.
Thornhill and the older Markham side of Steeles are 1960s to 80s, and typically want more than cosmetic work — electrical capacity, insulation and windows as much as finishes.
Permits and heritage in Markham
Permits come from the City of Markham’s Building Standards department; Markham is in York Region, but again the permit is a City matter. Work is to the Ontario Building Code. If the property is inside the Unionville or Markham Village heritage conservation district, or is individually designated, exterior work needs heritage approval as well and that runs on its own timetable. We will check the designation before quoting, because finding out afterwards is expensive.
